Short answer: there is a boxed edition, and there is no disc in it. The box contains a download code.
What is actually in the box
A normal game case with cover art, and inside it a single-use code you redeem on the PlayStation Store or the Xbox store. From there the game downloads exactly as if you had bought it digitally. Confirmed

If you wanted the box to avoid a huge download, it does not help. There is no disc, so you download the whole game either way. Worth knowing before you preorder, because from the outside it looks like an ordinary boxed game.
Why it goes on sale a week early
The box arrives on 12 November, seven days before launch. That is not early access: it is so you have time to redeem the code and preload. Everyone unlocks together at midnight on the 19th. Confirmed
What changes versus a real disc
- You cannot lend it once redeemed. The game lives on the account that redeemed it.
- You cannot resell it after redeeming. Before that, the sealed box is still an object you can sell or give away.
- You still need space and a connection, same as digital.
- You get a box. If that is why you are buying it, that is a perfectly good reason.
And the Ultimate Edition?
